Omni has been a premier property management company for me for the past 10 years managing my property in Antioch whilst I live in Southern California. They have been nothing but professional and diligently provided top notch service and timely repairs throughout the years and up through my recent sale of the property, in which they also handled the Seller arm of the transaction on my behalf. I have had other property managers in and around the Nashville area but none as good as Omni has been pretty much on all levels.

As an out of state investor, it can be difficult to navigate the property identification, negotiation, and management cycle. Lee and Jessica have been awesome at every step of the way and have exceeded expectations for all aspects of the experience. Highly recommend their services.

They have a lengthy process with tenant turnover. After a tenant moves out, the owner isn’t allowed to alter the property in any way until Omni performs their inspection. This can take 7-10 days. Then, the tenant has the right to dispute any items they are charged. Next, Omni decides what items are to billed to the tenant and what items are billed to the owner. It takes roughly 2 months to replace tenants. Also, I was usely billed around $800-$1200 to fix owner related items. Don’t rely on Omni to keep air filters changed out or other small maintenance items. If you want filters changed plan on doing them yourself.

They handle maintenance issues from the tenant. They use their “vendors” to fix reported items. If the maintenance cost is less the $300 they don't report the issue to the owner. You don’t learn of the fees until the monthly statements are released. It was amazing at times how often I had under $300 mx fees on my statements. Once, I received an email stating the drip pan was leaking from the AC unit in the attic. Their “vendor” was unable to do the repair, so they wanted to charge around $4500 to replace the entire unit. Fortunately, I knew of another HVAC tech who was able to do the repair for a few hundred $$.

Lee and Jessica have been wonderful in the transition from getting my home, which was destroyed by previous tenants, to ready for rent and rented in less than 2 months. Being out-of-state and unable to monitor the progress, Lee kept me up to date on all that was going on to get the house ready for rent, which alleviated much of the stress. I feel much more comfortable with Omni in control of the day to day activities. I also love that when it comes time to sell, they will handle all this as well.

During this last year I decided to sell my townhome in the seller friendly Nashville market. Omni sent out an email stating there was an investor looking for properties. I advised them of my interest in selling. After a few weeks, I was told my property was valued at a high end of $144. This was not an offer just an evaluation. I figured I could entertain this offer (even though I suspected it was low) if they would waive the standard 6% realty fee. Omni still wanted to charge 5% with one of their realtors representing myself and another representing the investor. I found this ridiculous and decided to call an outside realtor. I’m glad I did because I just sold the townhome for $165. I received multiple offers after being on the market for 2 days. So either Omni doesn’t understand the market or they were trying to rip me off.

In summary, Omni did help to keep my mortgage paid for the last 6 six years. I never had to track anybody down to get my rent $$. They were always able to keep my property rented. If you decide to use Omni just remember to you as the owner have the final say. Looking back, I feel should have charged higher rent, but didn’t because of Omni’s recommendations and fear of overpricing. Most of the mentioned issues are probably standard with using a property management company, this is just my honest account of my time with Omni.

I decided to use Omni after having a very negative experience trying to be a landlord myself. Omni did keep my townhome rented for the majority of the six years. They charge a 10% monthly fee and a yearly charge to process the lease.

My experience with OMNI has been top notch! They are fast, friendly, and professional. The single best decision I made for my properties was switching them to OMNI for management.

Once, I took my realtor out to view the property. I was greeted by my tenant’s boyfriend. My townhome reeked of marijuana smoke and he appeared high as kite. The smoke detectors were also disconnected. The tenants weren’t allowed to smoke in the property. I reported this to Omni but was never notified of any action taken.
